When your roof is pelted by hail, how severe the damage will be depends in large measure upon the type of roof membrane it has. For certain kinds of roofs, hail as small as a half-inch in diameter or even smaller can inflict damage, while others are more robust in standing up to a hail assault.

Some of the most common commercial roof types typically react to hail in the following ways:

  • EPDM: Ethylene propylene diene monomer (EPDM) roofing, commonly known as rubber roofing, is a very flexible roof product and will typically stand up well to hailstones that are up to 2 ½ inches in diameter. If hail does cause damage to an EPDM roof, it typically manifests as surface cracking. Fractures caused by hail are most likely to form at the perimeter of the roof or at points on the roof where equipment has been installed. Hail can also puncture the roof membrane if the roof substrate isn’t solid.
  • Metal: When a metal roof is assaulted by hail, it often becomes dented, but that damage is usually only cosmetic. If, however, chips or cracks form in the finish on the roof panels, the water-tightness of those panels can become compromised. The most robust type of modified bitumen membrane is granule-surfaced; however, hail can displace the granules or fracture the underlying reinforcement. If ridging or blistering has formed on the roof membrane, that unsupported section of roof will be more susceptible to hail damage.
  • BUR: Built-up roofing (BUR) frequently has gravel surfacing, and this helps protect the roof membrane from sustaining hail damage. If a BUR roofing system is installed in a smooth-surfaced configuration, it is more prone to being damaged by hail.
